Terms and Conditions of the Offer: Special Canvas La Défense – Rent-Free Period

THE ORGANIZER

The organizer is GEPE LILO OpCo, a general partnership registered in the Paris Trade and Companies Register under number 979 663 952, with its registered office at 9 Rue Saint-Georges, 75009 Paris. The Organizer is the owner of the Canvas La Défense building and the holder of the Canvas trademark (hereinafter referred to as the “Organizer”). The Organizer is represented by its agent Acteva Residences

TERMS 

These terms and conditions (the “Terms”) constitute the entire agreement between the Resident and the Organizer concerning this Promotion. Any prior oral or written statements not expressly included in these Terms shall have no effect.b. By participating in this Promotion, the Resident agrees to be bound by these Terms.

OFFER DESCRIPTION  

The purpose of this Promotion is to offer 1 rent free week each month to the Resident, for a 12- month lease signed.

PROMOTION PERIOD 

1. 1. The Promotion begins on (the “Closing Date”) the 5th of December and ends on 30th of June 2025
2. To benefit from the Offer, the Resident must meet all eligibility conditions outlined in Section 6 before the Closing Date. 
3. Applications received after the Closing Date or failing to meet the eligibility criteria will be disqualified. 

OFFER CONDITIONS 

1. Eligible Residents will benefit from 1 rent free week as follows:
   • The 1 rent free week will be applied each month as a 25% discount on the base rent and service charge amount agreed on the signed lease,
   • The amount of the offer will be automatically deducted from the regular amount to be paid and will appear on the periodic invoice,
   • The discount will be applied only on a full monthly period and will not be valid for a partial occupancy in case of arrival or notice,
   • The offer will be applied for a maximum period of 12 months,
   • The rent-free period will be applied after eligibility is validated.
   • This offer does not apply to additional fees, including but not limited to cleaning services and parking space rental.
   • To qualify for the rent-free period, the Resident must have paid all previous rent due in full.
   • Rent-free Offer is subject to availability.

Example:

• For a lease signed on the 10^th of December 2024, the Resident will benefit from its first 1 rent free week in January, as it will be its 1^st complete month of rent.
• For a lease signed on the 1^st of December 2024, the Resident will benefit from its first 1 rent free week in December as it will be its 1^st complete month of rent.
• For a lease signed on the 1^st of January 2025, the Resident will benefit from its first 1 rent free week in January, as it will be its 1^st complete month of rent. In the meantime, if the Resident gives its notice and leaves the Property on the 23^rd of April, the offer will be cancelled for the last month as it will not constitute a full monthly occupancy.

ELIGIBILITY 

The Promotion is open to individuals who meet the following conditions (the “Eligibility Criteria”): I. Have signed a complete lease agreement with the Organizer, for a minimum of 2 months up to 12 months length of stay before the closing date and provided all necessary documentation. II. Have paid the required deposit and the first month’s rent.  III. Must be a new Resident, as this Offer is not valid for current tenants. 

The Organizer reserves the right to decline applications that fail to meet referencing or eligibility requirements. 

PARTICIPATING PROPERTY 

This offer is exclusively applicable to Canvas La Défense, any other Canvas property is not concerned by this Offer. 

LIMITATION OF LIABILITY 

This Promotion is subject to availability. 

DATA PROTECTION 

By participating in the Promotion, the Resident agrees that their personal data may be used by the Organizer for the management of the Offer. 

GENERAL PROVISIONS 

1. The Organizer reserves the right to cancel the Offer in case that residents' criteria does not comply with these Terms. 

2. The Organizer may modify or cancel this Promotion without prior notice in cases of force majeure or events beyond its control. Any modification of these Conditions or cancellation of the Promotion will be the subject of specific information to the Resident and will be posted in parallel on the Organizer's website canvas-france.com.  

3. This Offer is non-transferable and cannot be exchanged for cash or any other alternative. 

4. This Promotion is governed by French law. In the event of a dispute, the courts of Paris shall have exclusive jurisdiction.
